PAST HEARING/MEETING DATES and DECISIONS

LPC Public Hearing – February 24th, 2026
Approved with modifications: That the applicants work with staff to ensure that the details of the simulated double-hung windows are consistent with other commission approvals; to conduct further probes and consider a potential backup plan should the brick face be more damaged than anticipated; and to explore any possible minor reductions in visibility of the rooftop addition.

Manhattan Community Board 3 Meeting – April 16th, 2025
CB3 recommends approval with the following stipulations:
– That the original window configuration on the front façade be retained, including the double-hung windows with transoms and the stained glass windows (which may be replicated, if necessary); and
– That the railing on the roof of the addition be made of metal, painted black, to minimize its visibility; and
– That the stoop be retained (if at all possible) to maintain the building’s original façade and with the request that alternatives for meeting ADA access to the building be studied; and
– Denial of the recessed balconies on the residential floors, as well as the recessed entrance at the street level, which are inconsistent with the historic façade and therefore inappropriate.
